What am I actually buying with a leasehold?

The exclusive right to use the land and building for 28 years, with a 25-year extension option. Foreigners cannot hold freehold land in Indonesia — leasehold is the standard structure, used by tens of thousands of foreign owners across the island.

What happens at the end of the 28 years?

The 25-year extension is exercised at market terms at that time — it is not a price fixed today. That is a real future cost, which we include transparently in the pro-forma. A typical investment horizon (10–15 years) sits comfortably within the initial period.

Can I resell before expiry?

Yes — the leasehold is transferable. Resale value declines as expiry approaches, which is why operating yield (rental income) is the main engine of this investment, not capital appreciation.

How is the transaction protected?

Notarised contract before an Indonesian notary (PPAT), title verification, staged payments tied to construction milestones. We recommend — and can facilitate — an independent local lawyer, not the seller’s.
